REGALIA represents a contemporary commercial mall designed to serve as a vibrant urban hub. It combines retail, leisure, and social      interaction in a visually striking architectural form. The mall’s design emphasizes openness, transparency, and fluidity, making it a              landmark destination in its urban context.
The building is branded “REGALIA” which communicates a sense of luxury, elegance, and prestige. The retail units on the ground floor      attract foot traffic, while the upper floors are dedicated to mixed-use activities such as offices, showrooms, or lifestyle venues.
The design carefully integrates human scale, natural light, greenery, and circulation flow, ensuring it’s not just a shopping mall but also      a social and cultural meeting point.                                                                                                         _________________

Zoning & Flow : The master plan clearly delineates three primary zones: Retail/Commercial (bottom and left edge, anchored by the featured building), Townhouse/Residential Clusters (the central spine), and Amenity/Green Corridors (the upper, large green area). Architectural Description of the Project
The project, branded “Regalia”, is a contemporary mixed-use commercial building designed with a strong emphasis on transparency, fluidity, and urban integration. Situated at a prominent corner location, the building establishes itself as a landmark through its striking façade, dynamic form, and inviting ground-level retail experience.
Architectural Design & Facade Study
Form & Identity:The anchor commercial building, also named REGALIA, features a fluid, curved form that breaks away from typical orthogonal commercial architecture. This soft shape maximizes corner exposure for retail tenants and creates a dynamic street presence.
Materiality :The design employs a sophisticated contrast: a heavy, grounded base of textured stone or concrete (housing the retail 'SHOP' units) is juxtaposed with a light, transparent upper volume of floor-to-ceiling glass (for the commercial offices). This creates a sense of stability and lightness.
|||| Green Space :A significant focus was placed on introducing lush landscaping and active water features (the free-form pools) within the residential heart, creating an oasis effect. The large undeveloped plot at the top serves as a future public park or open buffer zone.CirculationThe design utilizes clear vehicular loops and ample parking, ensuring easy access to the retail units while prioritizing pedestrian-friendly connections between the residential blocks and the central water feature.                                                                                                     _________________
